I get asked this question more often than almost any other — usually by someone from Phoenix who's watched Payson values climb and is wondering if they missed the window. The short answer: Rim Country remains an interesting market for the right kind of investor.

What's Driving Demand

Payson and the surrounding Rim Country area benefit from a structural advantage: they're the closest mountain escape from the Phoenix metro. As the Valley grows — and it continues to grow — the demand for weekend retreats, retirement destinations, and remote-work-friendly properties within driving distance of family continues to rise.

That's not a short-term trend. It's demographic gravity.

Short-Term Rentals (Airbnb / VRBO)

Cabin and vacation rental properties in Rim Country can perform well, particularly May through September when Valley heat pushes visitors toward the pines. Some properties gross $30,000–$60,000+ annually on short-term rental platforms, depending on size, amenities, and location.

The key variables: proximity to recreation (tonto natural bridge, the rim lakes), property condition, and how actively you manage the listing.

Long-Term Holds

Payson has historically appreciated steadily rather than dramatically. It doesn't spike like Scottsdale and doesn't crash like some speculative markets. If you're buying to hold for 7–10 years and rent in the interim, the math often works — especially if you can find something with a view or cabin character that commands a premium.
