Payson AZ Property Taxes: What Buyers Need to Know

Property taxes are one of those things buyers often underestimate — especially if they're relocating from California, Colorado, or the Pacific Northwest where rates can be much higher. Arizona's property tax system is actually pretty favorable, but it has a few quirks worth understanding before you close.

How Arizona Property Taxes Work

Arizona uses an assessed value system. Your property's "full cash value" is set by the county assessor — this is usually close to market value but not always. From that, they calculate the "assessed value," which for residential properties is 10% of the full cash value. Your tax rate is then applied to that assessed value.

In practical terms, Gila County (which covers Payson and most of Rim Country) typically results in effective tax rates of around 0.6–0.9% of market value annually — well below the national average.

A Real Example

On a $400,000 home in Payson, you might pay somewhere in the range of $2,400–$3,600 per year in property taxes. That's roughly $200–$300 per month — a number that fits comfortably into most budgets compared to what buyers in other Western states are used to.

Primary Residence Exemption

If you live in the home as your primary residence, you qualify for the Arizona Residential Homestead Exemption, which reduces your assessed value by a small amount. Not life-changing savings, but worth filing.

When Taxes Are Reassessed

Arizona reassesses property values periodically. A significant sale price can trigger an updated assessment — which means your taxes may increase after you purchase. Your lender will typically escrow property taxes, so you won't face a lump-sum surprise.
