If you're buying a home in Payson, Pine, or Strawberry, insurance is one of the most important conversations to have early — ideally before you're in contract. The wildfire insurance market in Arizona has changed significantly over the past few years, and buyers who wait until the last week of escrow sometimes get unpleasant surprises.

What's Changed

Following major wildfire events across the West, many national insurers have pulled back from high-risk zip codes or raised premiums substantially. This includes parts of Gila County. It's not universal — some properties are easier to insure than others — but it's real enough that you need to plan for it.
