The “Payson Pressure” Problem (Why Elevation Matters). High-altitude home ownership (5,000+ ft elevation).

Buying a home at 5,000 feet isn’t like buying in the Valley. One specific thing I teach my clients to check is the Well Pressure Tank Calibration.

At our elevation, atmospheric pressure is lower (about 12.2 psi compared to 14.7 psi at sea level). If you are buying a home on a private well in Star Valley or Pine, the pressure tank’s air charge needs to be adjusted for this altitude.

If it’s set to ‘Phoenix standards,’ your pump might short-cycle, burning out a $2,000+ component much faster than necessary. During our inspection period, I make sure we look at the cycle timing—because I want your pump to last after I hand you the keys.
